This past year our local board, Florida Keys Board of Realtors, has been campaigning “It’s a great time to buy in Paradise”. It holds true now more than ever. What a better time than now. Why is it a great time to buy in Florida? Why is it a great time to buy in the Florida Keys? There are a number of reasons why now is a great time to buy a home in the Florida Keys beginning with; - Inventory - Inventory is high and there is much to choose from (something for everyone)

If I were 55 or over I'd be living in Silver Shores. Why Silver Shores? It's an adorable community of residents that are 55 and over. It's also affordable living in the Florida Keys! As you make your way through the enterance of Silver Shores you get a feel of the pride these home owners take. The well kept, nicely landscaped homes, are refreshing to see in the Florida Keys. The association maintains your yard so you don't have to. This is just one of the many amenities included in the homeowners association. You can relax and enjoy living in the Keys. There is a peaceful atmosphere just being there. There are lots of other amenities included in living in Silver Shores such as cable, community pool, tennis court, access to club house and more. Silver Shores is a close knit community where everybody knows everybody. They have their weekly gatherings as well as holiday parties. If you prefer living on the water you can do that too. Many of the homes are right on the Atlantic Ocean with incredible views of the water. In Silver Shores you don't own the land however there are over 200 residents that dont seem to be bothered by it. Welcome to the new Prudential Keyside Properties. Unlike most markets, where price is mostly a matter of neighborhood and quality of home, the Keys are a far more diverse collection of small enclaves and individual properties. Few neighborhoods have the insular qualities of conventional communities. Here, the 1968 model "trailer" sits comfortably on its ocean front lot, next to a multi-million dollar palace. That may be a bit of a stretch, but one visit and you'll say it's not far from the truth.

Pretty much anywhere in the country, when one considers building versus buying, it's mostly a matter of what one gets for the money invested, and the time frame that fits the intended move. Here in the Keys, the decision is made more difficult by the added burdens on building, and the cost of "available" raw land. On the high end of the market, Land is as much a factor on a "percentage of the total cost" basis, but may not be as critical in the budgeting process. The Keys are an "Area of Critical State Concern".
We all live under ROGO. If you come here, you'll hear the term often. Rate Of Growth Ordinance. Live it! Learn it! Love it or hate it. It means our building permits are severely limited by the State. The line for a permit is about 5 years long. As with most things in life, money will "bribe" your way toward the top. The way that works here, is one gets "points" for donating sensitive land, and thereby moves toward the top. Problem is, that's expensive. Consider that the cost to purchase enough "donatable", sensitive land for 10 "ROGO" points comes to about $120,000; and the cost of your place in Paradise just went up by $100 per square foot! Enough about that. You get the idea. That's why a 1968 mobile home on a "dry" lot (off water), is worth $150,000. It doesn't say "fixer upper" in the MLS. It says: "BUILDING LOT WITH PERMIT IN HAND!" if you read between the lines. |
