Pending Home Sales Stabilize, Remain Above Year-Ago PDF Print E-mail

Pending home sales have leveled from a market swing driven by response to the home buyer tax credit, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in December, increased 1.0 percent to 96.6 from 95.6 in November, and remains 10.9 percent above December 2008 when it was 87.1. In November, the monthly index had fallen by 16.4 percent from surging activity in preceding months.

Lawrence Yun, NAR chief economist, said it’s important to recognize how the tax credit is skewing market data. “There are easily understood swings in contract activity as buyers respond to a tax credit that was expiring and was then extended and expanded,” he said. “These swings are masking the underlying trend, which is a broad improvement over year-ago levels. December activity was the fifth highest monthly tally in two years.”

 

Buyers who have a contract in place to purchase a primary residence by April 30, 2010, have until June 30, 2010, to finalize the transaction to qualify for a tax credit of up to $8,000 for first-time buyers and $6,500 for repeat buyers.

The PHSI in the Northeast rose 2.3 percent to 76.1 in December and is 14.9 percent higher than December 2008. In the Midwest the index increased 5.2 percent to 86.9 and is 8.7 percent above a year ago. Pending home sales in the South rose 2.2 percent to an index of 98.4, and are 5.5 percent higher than December 2008. In the West the index fell 3.8 percent to 119.9 but is 18.6 percent above a year ago.

Yun projects the extended and expanded tax credit will encourage 2.4 million households to take the credit in 2010. “While new-home sales will remain low due to a lack of construction, existing-home sales are projected to rise to around 5.6 million in 2010,” Yun said. Last year there were 5.16 million existing-home sales.

He added that one of the greatest benefits of rising sales will be firming home prices. “For several months now we’ve been seeing stabilization in all of the home price measures as inventory is pulled down,” Yun said. “As a result, the housing wealth for many middle class families has begun to stabilize.”

*The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.

The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity from 2001 through 2004 parallels the level of closed existing-home sales in the following two months. There is a closer relationship between annual index changes (from the same month a year earlier) and year-ago changes in sales performance than with month-to-month comparisons.

An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined as well as the first of five consecutive record years for existing-home sales.

Existing-home sales for January will be reported February 26 and the next Pending Home Sales Index will be on March 4; release times are 10 a.m. EST.

Key Largo Seafood Festival A Great Success! PDF Print E-mail

What a great weekend at the First Annual Key Largo Stone Crab & Seafood Festival! The two-day event drew amazing crowds, even despite the overcast skies on Sunday, and everyone loved the Saturday night fireworks display (the cheers could be heard a half-mile away)!

Prudential agents manned their booth both days and had loads of fun! We were the only real estate company with a presence at the festival, and both sales & rental agents were on hand to help the many nice folks who stopped by to chat. We passed out brochures, discussed sales & rental properties with visitors & locals alike, offered visual tours on the several laptop computers on hand, saw lots of old friends and made lots of new ones. We even raised almost $200.00 with a 50/50 raffle to benefit the Red Cross's Haiti Relief Fund (half of the proceeds went to the raffle winner & the remaining half to the Red Cross), and we send our heartfelt thanks to all the booth visitors who donated to that cause!

The music was good, the food offered by area restaurants & other vendors was wonderful, the weather was great -- all in all, it was an amazing weekend in the Fabulous Florida Keys! We look forward to next year's event, and hope to see everyone there.

Welcome to the new Prudential Keyside Properties. Our intent is to make your online experience one that combines necessary, up to the minute, real estate information, with a sense of what the Keys are all about. Unlike most markets, where price is mostly a matter of neighborhood and quality of home, the Keys are a far more diverse collection of small enclaves and individual properties. Few neighborhoods have the insular qualities of conventional communities. Here, the 1968 model "trailer" sits comfortably on its ocean front lot, next to a multi-million dollar palace. That may be a bit of a stretch, but one visit and you'll say it's not far from the truth.

Our job when working with buyers is to listen intently to the lifestyle choices, and find the property that best matches that buyer's vision. Unlike most destinations, price does not correlate directly with the existing property. It's much more a matter of location. One can change the physical, the bricks and mortar (or concrete blocks, or tin!) but there are many options for location. Each special in its own way. Deep water, Canal, Ocean or Bay, Neighborhood park, Boat ramp. Distance from Key West, or Miami. Then we narrow the available choices in a particular style or size of home. It's a complex puzzle. Internet marketing is the best way to reach out to potential buyers. The most crucial aspect to successful internet marketing is to catch the eye of the viewer. You can put whatever you want on the internet, but are people going to be interested enough to view it?
